What We Build

New Home Construction Scope

A ground-up home has more moving parts than most renovations combined. We manage every phase the same way: scheduled, documented, and reported to you daily.

01

Custom Home Builds

Ground-up construction from foundation pour through final finishes. Your plans, your specs, built on a schedule with milestones you can track from day one.

02

Site Work and Preparation

Clearing, grading, utility connections, and foundation excavation. We coordinate surveyors, engineers, and excavation contractors so the site is ready before the first truck rolls in.

03

Structural Framing

Walls, floors, and roof systems engineered to plan and inspected at every stage. Framing sets the pace for everything that follows, so it gets scheduled down to the day.

04

MEP Coordination

Electrical, plumbing, and HVAC rough-ins sequenced so no trade holds up another. Three trades work in the same walls at the same time, and none of them waits.

05

Interior Finishes

Drywall, trim, cabinetry, flooring, paint, and fixtures. Selections are locked before framing starts so materials arrive when the schedule says they should, not when someone remembers to order them.

06

Permitting and Inspections

Full permit management from the initial building permit through every trade inspection to the certificate of occupancy. We pull it, schedule it, and meet the inspector on site.

Cost

What Does It Cost to Build a New Home in Massachusetts?

Custom home construction in the Merrimack Valley and North Shore typically runs between $200 and $400 or more per square foot, depending on site conditions, architectural complexity, and the grade of finishes you choose. A straightforward 2,400-square-foot home on a prepared lot with mid-range finishes is a different number than a 3,500-square-foot home on ledge with custom millwork. Anyone who quotes you a flat per-square-foot price before seeing the plans is guessing.

The upper end of that range is luxury home builder territory, and on the North Shore that tier usually means custom millwork, specified fixtures, and site work that earns its budget line. We estimate with line items, not lump sums. You see what the foundation costs, what framing costs, what each finish package adds. Want to swap the countertop material, add a bathroom, or change the siding? You see the actual cost impact before we proceed.

$200 to $400+
Typical cost per square foot, Merrimack Valley and North Shore
Site conditions
Ledge, wetlands, slope, distance to utilities
Foundation type
Slab, crawl space, or full basement
Architectural complexity
Rooflines, cantilevers, large spans
Finish grade
Stock cabinetry vs. custom, laminate vs. hardwood, builder-grade fixtures vs. specified
MEP scope
Standard HVAC vs. high-efficiency systems, basic electrical vs. smart home wiring, one bathroom vs. four

If anything changes during construction, it goes through a written change order with the cost and schedule impact attached. You approve it before we touch it. No surprise invoices at the end of the job.

The Process

How a New Home Gets Built With A. Will Construction

Eight phases, each with a defined start and finish. You get a schedule before we break ground and a daily report every day there is work happening.

01

Pre-Construction

Plans reviewed, engineering coordinated, budget locked, permits filed. Nothing starts until the scope, cost, and timeline are in writing.

02

Site Work

Clearing, grading, utility trenching, and foundation excavation. Survey stakes go in and the site gets prepped to spec.

03

Framing and Structural

Foundation poured, walls framed, floors decked, roof system set. Structural inspections at every hold point before we close anything up.

04

Mechanicals

Electrical, plumbing, and HVAC rough-in. Three trades sequenced through the same structure without stepping on each other.

05

Insulation and Drywall

Building envelope sealed, insulation inspected, drywall hung and finished. Interior surfaces ready for the finish trades.

06

Finishes

Cabinets, countertops, tile, flooring, trim, paint, and fixtures installed. Selections were locked months ago so nothing is backordered now.

07

Final Inspections

Every trade inspection cleared, fire, electrical, plumbing, building. Certificate of occupancy issued by the municipality.

08

Walkthrough and Punch List

You walk every room. Every item gets documented and closed out before the job is complete. Nothing gets skipped because we ran out of patience.

Questions

Common Questions About Building a New Home

How long does it take to build a new home?

Most custom homes in our area take 8 to 14 months from groundbreaking to certificate of occupancy. The range depends on the size of the home, site conditions, architectural complexity, and how long permitting takes in your municipality.

We build a detailed schedule before breaking ground so you have real dates for each phase, not a vague “about a year.” That schedule gets updated weekly and you see it every time it changes.

Do you handle permits for new construction?

Yes. We manage the full permit process: building permit application, zoning review, septic and well permits if applicable, and every trade inspection through the certificate of occupancy. Haverhill, Andover, Methuen, and Salem NH each have different requirements, and knowing what each building department wants before the application goes in keeps the schedule honest.

Can I be involved in the design and selection process?

Absolutely. You bring the architect and plans, or we can connect you with architects we have worked with on past projects. Once plans are set, we walk through selections together and lock in cabinetry, countertops, fixtures, flooring, tile, and hardware before framing starts. That way nothing is backordered when the schedule calls for it.

If you want to change something mid-build, we can do that. It goes through a written change order so you see the cost and schedule impact before we proceed.

I have a lot but no plans yet. Can you help?

We can walk the lot with you, talk through what is buildable given setbacks, zoning, and site conditions, and connect you with architects and engineers who work on residential ground-up projects in the Merrimack Valley. We do not do the design ourselves, but we can get you pointed in the right direction and provide budget guidance early so the design stays realistic.

What drives the cost of a new home build?

The biggest factors are site conditions (ledge, slope, wetlands, distance to utilities), foundation type, architectural complexity (rooflines, large spans, custom details), finish grade (stock vs. custom cabinetry, flooring material, fixture quality), and MEP scope (standard vs. high-efficiency HVAC, basic vs. smart wiring).

We estimate with line items so you can see where the money goes and make informed trade-offs. Swapping a finish material or simplifying a roofline has a line-item price you can see before you decide.

What areas do you build in?

We build across the Merrimack Valley, the Massachusetts North Shore, and southern New Hampshire, generally within about 45 minutes of Haverhill. That includes Groveland, Merrimac, Andover, North Andover, Methuen, Amesbury, Newburyport, Georgetown, Salisbury, Tewksbury, Salem NH, Atkinson NH, Plaistow NH, Portsmouth NH, and the towns around them.

If your lot is just outside that area, call 617-759-5553 and ask. If we can get there and manage it properly, we will.
